If you have space facing south and no shade, then solar is almost always


worth it.

Now, there's certainly going to be complexities in installing something in a shared community like you described. Going the leased route like NYHoo describes might be the best for your situation, though owning it yourself gives a better ROI in many instances.

And yes, to address the 'but it's highly subsidized' concerns, the tax breaks from the Fed and (some) states do have a big impact on the ROI. For me, in CT, a 6.5 KW system was a no brainer. In a state without incentives, but with REC sales, it can also work out very well.

And the solar panels I have would have even worked out financially positive with much smaller rebates / incentives - but obviously at a worse payback period and IRR.
