You can write off anything business related with or without an LLC.
I write off the obvious stuff... taxes, insurance, maintenance. I write off mileage spent traveling to / from the rental property, but that's a nit. If I had a bunch of properties and an LLC, I could probably justify leasing a car through the LLC and writing off the portion of the car used on business... but I'd still not be able to write off personal use. But I could do that with or without an LLC, although I guess leasing the car in the name of the LLC might make it a little easier.
