Has anyone been keeping up with Charlottesville's re-zoning proposals? Very


interesting. On my first scan, it appears that all residential areas are available for multifamily or commercial buildouts. I sense the goal is to provide more housing in the city ( the proposal uses the term "affordable housing", but does not set income or rent limits on new housing.)
It appears that the city seeks more residences and a larger population. After all, the population growth has been stagnant for decades, primarily because of available land to develop. Albemarle County affords a much more lenient density for areas contiguous to C-ville ( the route 29 complex, for example.) My guess, is C-ville wishes to clear old housing areas ( Belmont, Cherry Ave, 10th and Page, etc) and replace them with garden apartments and condos.
The proposal, which the council will vote on in Dec., does not address increased traffic problems.
